CRAR replaced the Laws of Distress in April 2014. It allows a landlord's certificated enforcement agent to recover arrears of commercial rent by taking control of the tenant's goods.

As soon as your tenant is in arrears — even if you think they'll pay in a few days — instruct PBS immediately to start the 14-day clock ticking.

• 14-day Notice of Enforcement served same day (before 3pm)

Pre-legal collection of commercial debts associated with property and business relationships — completely free to clients, even if we are unable to recover the debt.

Our fee of £75 + VAT is added to the debt and collected direct from the debtor under Late Payment legislation.

Combine with a CRAR instruction for maximum impact — for combined instructions, the debt collection fee is waived for the debtor if paid in full within 14 days, aligning with the new 14-day Notice of Enforcement period.

PBS can effect Forfeiture on any commercial Lease, Licence or Tenancy at Will. Our agent attends when the tenant is not on site and re-takes possession on your behalf.

Premises are typically back under your control within 24 hours of instruction.
